During construction, we carry out regular site inspections and issue lenderfocused monitoring reports aligned with drawdown requests. These reports include:

• Valuation of works completed
• Assessment of cost-to-complete
• Review of contingency adequacy
• Commentary on programme progress and delays
• Identification of emerging risks and mitigation measures

Our structured reporting provides lenders with clear, consistent information to support drawdown decisions.

We provide independent scrutiny of project costs throughout the build period, including:

• Review of variations and change control
• Assessment of cashflow forecasts
• Monitoring of funding headroom
• Earlywarning notification of cost and risk issues

This proactive approach allows lenders to identify and address potential funding pressures at an early stage.

We review construction programmes to assess deliverability and identify delays, resourcing constraints and sequencing issues. Where delays arise, we provide objective commentary on cause, impact and recoverability.

At the later stages of a project, we monitor progress towards Practical Completion and confirm that key statutory and warranty requirements are in place prior to final drawdown.

In addition to our monitoring services, we offer traditional quantity surveying and project administration support. These services complement our IMS expertise and include cost planning, contract administration support and project reporting. All such services are delivered with the same professional standards and commercial rigour expected by lender clients.
